You already know that you are going to get a home inspection done by an inspector hired by the buyer and that they will produce a home inspection checklist given to you to respond to. What you don't know is what you should do prior to the inspection. I will list a few important items and then give you a way around of having to do more than you have time for or can afford. Imagine what it will like to have this off of your back.

Item # 1 ' Repair any obvious damage done by water. If your walls are stained use a stain blocker/sealant and re-paint the walls. If sheetrock is crumbly repair it first.

Item #2 ' Repair any leaky faucets or fixtures. If bathroom room tiles are loose then repair or replace them and re-chalk around tubs and lavatories.

Item # 3 ' Clean out your gutters.

Item # 4 ' Change your furnace filter.

Item # 5 ' Change your water filter if visible.

Now the home inspector is going to look at a lot more than this. Mine even checked leaves on the roof, window cranks, window moisture, toilets, furnace, air conditioner, roof, electrical, plumbing, the list went on and on.

The list of items I was given to fix contained 38 items. Many were petty and the list provided the buyer with a good excuse to try to get me to lower my price. This is what is happening these days. Buyers are using these lists to beat up the sellers on the price of the home.

By the time the home inspection checklist arrives you are deep into time with this buyer. Because you have to get your house sold and they were the only buyers you relent and lower the price.

You do not have to do this if you have multiple offers. How would you feel if could forget all of the repairs on the home inspection checklist and not lower your price? I know how I would have felt if I could have by passed this whole process.
